Job description

We are seeking an experienced, but above all passionate, Property Manager for our brand new Novel Student development in Glasgow - Bridle Works. This newly created role represents the opportunity to join the property management team of a leading developer and operator of purpose-built student accommodation in the US, Latin America, and Europe.

 

As Property Manager, you will lead all day-to-day operations and be accountable for the success of the property’s overall performance. This person will build and develop a best-in-class team to provide incredible resident experiences and ensure the goals of the property are met each year. Working closely with regional and head office support, the Property Manager will provide regular reporting and updates on the property, identify areas of improvement, and implement policies and procedures to maintain and build upon the CA brand and reputation. 

 

Your Mission

  • Ultimate responsibility for the success of the property’s overall performance, including but not limited to leasing and marketing, facilities management, resident relations, human resources, accounting, and other initiatives and projects throughout the property.
  • Demonstrate strong leadership skills and manage all on-site employees, ensuring they are empowered to meet and exceed their job responsibilities.


Property & Facilities Management

  • Oversee all security needs for property, implementing new protocols or systems as needed, with the Facilities Manager and team.
  • Ensure community is always maintained in pristine condition.
  • Analyse on-site issues and the changing needs of the property, providing suggestions for modifications and/or capital projects to Regional Manager.

 

Leasing, Marketing and Public Relations

  • Manage the overall lease up for the community on an annual basis, working closely with head office teams.
  • Manage the day to day activities of the leasing and marketing team, including lead management and closing of sales 
  • Lead the planning and implementation of the annual renewal leasing campaign with the Leasing and Marketing Manager.
  • Coordinate and organise all large-scale resident events with on-site team, engaging with local community, the University, and others, as necessary.
  • Provide support to centrally planned marketing campaigns.

 

Human Resources

  • Recruit, select, train, and motivate an on-site team, maintaining high employee morale leading by example.
  • Review and approve all payroll timesheets and submit to the Regional Manager.
  • Provide professional development and coaching opportunities for on-site team through regular meetings and check-ins and performance reviews.
  • Partner with corporate HR and regional teams on employee relations, training/coaching, onboarding/offboarding and other talent needs.


Accounting and Legal

  • Ensure property budget is met, ensuring all expenses fall within budget and seeking approval for expenses that could exceed budget, providing budget variance explanations.
  • Perform month-end close out procedures and beginning of month opening procedures.
  • Manage annual accounting calendar to set deadlines for AP/AR tasks each month, ensuring all rent collections procedures are executed correctly and reducing delinquencies.
  • File notices and evictions to residents, as necessary.
  • Comply with all company policies and procedures around reporting, invoicing, vendor management and other accounting and legal needs.


Resident Relations

  • Maintain positive customer service outlook, handle all resident complaints and suggestions, and mediate roommate issues and conflicts as needed.
  • Promote harmonious relations among residents, staff, campus personnel and surrounding community.
  • Assist in the formulation of the move-in and move-out plan, thoroughly carrying out that plan including move-in and move-out charges as needed.


Risk Management

  • Identify and correct potential liability issues with the physical facility, employees and residents.
  • Minimise risk exposure and losses.
  • Ensure all staff members proactively communicate and document safety issues that arise throughout the community.


Other

  • Understand and carry out all company standards, policies, and procedures in dealing with owners, clients, residents, employees and contractors.
  • Complete tasks as assigned by your supervisor.
  • Other special projects as assigned.


Your Track Record

  • Previous PBSA Property Management experience, with increased responsibility
  • Significant proven experience in leasing and/or operations in the student housing or residential property management industry.
  • Strong people management experience and the ability to motivate and build a strong team.
  • Excellent customer service and resident relations track record.
  • Organized and tech savvy.
